Hope Ranch Information

The unincorporated neighborhood of Hope Ranch occupies the rolling knolls just west of Santa Barbara City limits and adjacent to the ocean. Its 773 plots are some of the most desirable addresses in California. Individual parcels are large and irregularly shaped to complement the natural undulations of the land by optimizing views and property. Many homes possess panoramas of the Pacific Ocean and Channel Islands while others enjoy vistas of the Santa Ynez Mountains and the Upper State Street district.

Not significantly developed until the 1920’s, Hope Ranch is characterized by winding roads, exquisite homes, and the giant palms lining its main streets Las Palmas and Marina Drive. The manicured course of La Cumbre Country Club dominates the landscape in the heart of Hope Ranch and provides a marvelous lake to contrast the surrounding vibrant green lawns. A private beach and tennis courts are available to residents, as are numerous interlocking equestrian trails. It is not uncommon to see horseback riders taking advantage of the terrain and their right of way.

Hope Ranch’s prestigious community is governed by a home owners association that oversees security, improvements, and new developments. Restrictions protect the interests of the area as a whole and help to keep Hope Ranch an immensely attractive locale. Shopping can be found a short drive away on the Mesa or on Upper State Street. The private school of Laguna Blanca serves many children in the neighborhood and is partnered with a campus in Montecito for lower grades. Often considered to be the younger sibling of Montecito, Hope Ranch radiates a similar charm and enormous appeal with its spacious environs.
